Frequently Asked Questions and Answers

What is modular building?

Modular construction refers to a construction method where the main structure and interior decoration are manufactured in a factory and then transported to the site for assembly. Compared to traditional construction, it has a shorter construction cycle and more consistent quality.

What are the suitable application scenarios for modular buildings?

They are widely used in permanent residences, staff dormitories, student apartments, hotels, resorts, hospitals, and permanent office buildings.

What is a modular houses factory like?

Modular factories utilize standardized indoor manufacturing processes, avoiding the impact of weather and reducing material waste and construction errors. Compared to traditional construction methods, this approach is more stable, efficient, and controllable.

The factory features six intelligent production workshops: material preparation, welding, stamping, painting, finishing, and testing. These workshops cover the entire manufacturing process from steel processing to finished product delivery. Approximately 90% of the housing components are produced using standardized methods, improving production efficiency and quality consistency.

Does modular houes support customization?

Yes. Whether it's the floor plan, exterior design, or interior decoration standards, everything can be customized to meet specific project needs.

How long does it take to build a modular houses?

For a house with an area of 200 square meters, 4-5 modules are typically required (if there are no heterogeneous structures), and the production process takes about 30 days. After the modules are delivered to the site, assembly can be completed in less than a month, resulting in a complete house. Since 90% of the work is done in the factory, foundation preparation and module production can be carried out simultaneously, greatly saving time.

How long do modular houses last?

Permanent modular houses have a lifespan of 50 years, while temporary prefabricated houses have a lifespan of approximately 10-20 years.

How much does a modular houses cost?

The cost of modular houses/buildings varies greatly, depending on many factors, including house size, materials, lifespan, number of floors and modules, interior design, layout, furniture, and more. Typically, the cost of a permanent modular house is around $1,000 to $2,000 per square meter, but the exact price still largely depends on the degree of customization and specific needs.

Are modular houes cheaper than conventional constructions?

Let's examine this issue from the perspective of the "total project budget," which includes not only the material cost of each unit but also material costs, labor costs, time costs, and unforeseen factors that may affect the project schedule.

From this comprehensive perspective, the answer is yes, modular construction is more economical because over 90% of the components are prefabricated in a controlled factory environment, minimizing the environmental impact that could delay the project.

Currently, thanks to our strong manufacturing capabilities and well-established supply chain across the country, GS MODULAR is able to keep the cost of individual modular building modules at roughly the same (or slightly higher) level than traditional construction. However, from an overall budget perspective, modular construction undoubtedly reduces costs in other areas as well.

Is modular houses and portable house the same thing?

From a construction method perspective, modular houses and mobile homes are essentially the same, as they both utilize prefabricated components. However, they differ in terms of lifespan. (Permanent) modular houses have a lifespan exceeding 50 years, while mobile homes, typically temporary, have an average lifespan of 10 to 20 years.

The differences also extend to other aspects, such as structure. Temporary mobile homes are generally limited to three stories, while permanent modular houses can reach up to 30 stories. The costs also vary. We are a leading supplier and manufacturer of permanent modular houses and temporary mobile homes in China. How are modular houes transported?

Depending on the destination, transportation can be by land or sea. Generally, we recommend that the dimensions of a single module (please remember that a house may consist of multiple modules, not just one) not exceed 12 x 2.3 x 2.7 meters (length x width x height). This allows one module to fit into a 40-foot high cube container.

However, if the module size exceeds these limits, we also offer bulk carrier or specialized transport vehicles. GS MODULAR has a professional design team of over 20 people. They can create modular layout schemes based on your design drawings that maximize space utilization and significantly reduce transportation costs.

How the modules are assembled?

Each module, once manufactured and delivered to your site, includes walls, ceilings, floors, wiring, plumbing, ventilation ducts, doors and windows, essential lighting, and interior finishing—all integrated! You or your team simply connect the modules (this step can even be skipped if you opt for a single-module house!).

You can leave this to your construction team; they'll know exactly what to do.

Can it be exported overseas?

Yes. Modular buildings can be designed and manufactured according to the building codes of different countries, making them suitable for international project delivery.
