Step 1: Transform Structures into Modular Assemblies

Structure disassemble by designers, making building to be Modular unit. We utilize advanced technologies such as BIM, STAAD PRO, 3D3S, PKPM, simulation and performance analysis, and collaborative design platforms to ensure our solutions are precise, reliable, and tailored to client needs.

Step 2: Technical Validation

Advanced structural validation protocols ensure that every component—from material composition to installation methodology—surpasses local regulatory mandates and achieves high-tier Seismic Level 8 certification.

Step 3: Project Based Adjustment

Our Adaptive Spatial Frameworks are engineered for total customization, evolving to meet the nuanced demands of any project brief.

Formal submittal protocols for Design & Construction (DC) Validation after rigorous regulatory & building codes compliance verification done by Compliance Governance team, making sure it meets Statutory Requirements as well as Third-party Certifications, such as E0 level and GECA granted for Australian market and TSCA Title VI Compliant for USA market.

Manufacture: Precision & Capacity

Unmatched Production Capacity

Our dedicated production area spans an impressive 69,000 square meters, designed for optimal workflow and high-volume output. Our factory is equipped with specialized production lines, including:

Top/Bottom Frame Production Line: Approximately 100 meters, ensuring robust and precise structural bases for every module.

Front/Rear Frame Production Line: Around 73 meters, dedicated to crafting strong and accurate end frames.

Corner Posts Production: Approximately 36 meters, focused on the critical integrity of each module's corners.

Side Panels Production: Around 120 meters, for the rapid and accurate fabrication of exterior and interior panels.

Our maximum production capability is 60 sets of modular frames per day, and we average 70 completed modular units per month.

Components Welding & Processing

This stage involves the precise fabrication and welding of individual structural components, which includes the welding and processing of corner pieces, bottom frame, top frame, end frame and sided panels.

Rigorous Quality Control (QC)

Quality is non-negotiable at GS MOD. Our comprehensive Quality Control system is integrated throughout every stage of manufacturing to guarantee the excellence and durability of your modular building:

  • Raw Material Checking: Every incoming raw material undergoes stringent checks to ensure it meets our exact specifications and quality standards before it enters production.
  • Strict Supplier Assessment: We maintain strong, reliable partnerships through an annual strict supplier assessment program. Furthermore, random sample tests are conducted on materials to continuously verify quality and consistency from our supply chain.
  • ISO Management System & 6S Factory Management: Our operations adhere to the internationally recognized ISO management system standards, reflecting our commitment to consistent quality, efficiency, and customer satisfaction. Coupled with our rigorous 6S (Sort, Set in Order, Shine, Standardize, Sustain, Safety) factory management principles, we maintain a clean, organized, and highly efficient production environment.

After the individual module components are precisely manufactured, they will be transferred to the Final Assembly Line for assembly process.

Assembly: Bringing It All Together

Final Assembly Line

At 163 meters, this is the longest assembly line in the modular building industry in China. This unparalleled length allows us to efficiently handle even the most ultra-long and complex modular building requirements. If the final assembly line operates at full capacity, it can assemble approximately 60 sets of houses per day.

Polishing & Refine

Once assemble of the structural frame of your modular unit is complete, it moves into the polishing and refinement phase. This stage is involves sandblasting, painting, drying, and all other steps to enhance the durability, aesthetics, and longevity of each module.

② Sandblasting & Cleaning

The entire frame undergoes thorough sandblasting and cleaning. This removes any rust, mill scale, or contaminants, creating a perfectly clean and roughened surface profile.

④ Water Leak Test

Following the painting process, every module undergoes a rigorous water leak test. This simulates heavy rainfall to confirm complete watertightness, ensuring that no water ingress will occur once the module is installed.

⑥ Bottom Sealing Plate

Finally, a durable sealing plate is applied to the underside of the module. By this step is done, the module is ready for exterior and interior decoration.

① Grinding & Calibration

In this step we grind and calibrate the surfaces for smoothing out any imperfections from the welding and assembly process.

③ Painting Process

Each module receives a triple-layer coating, which are primer, intermediate coat and topcoat. After each spray application, the module undergoes a dedicated baking cycle. 

⑤ Fireproof Coating

For enhanced safety, a specialized fireproof coating is applied to designated areas. The thickness of the coating will be varied, depending on the fire-proof material and resisting hours requirements.

Exterior & Interior Decoration

Once the module structure is finished, it moves to exterior and interior decoration. On the exterior wall and cladding, we usually use multiple-layer wall with cement board cladding which has been proven impact-resisting, fireproof, thermal and sound insulated and anti-corrosion. However, the material for walls and claddings are able to customized according to your requests. Besides we will install windows, doors, and roof. Inside the house, insulation, drywall, wiring, fixtures, floor, MEP system, and other interior elements will be installed. Fixed furniture is also installed at this stage according to clients requests and the technical drawings that have been agreed during the communication stage.

Once the modular units are finished, the next step will be - how to transport the modules from factory to the project site safely? Here is the transportation steps that the modules will go through before they arrive.

Transport & Logistics: Delivering Your Vision

 1. Secure Packaging

Prior to dispatch, each modular unit undergoes a thorough packaging process designed to protect it during transit. We implement necessary fix points inside the house, securing all fixtures, fittings, and loose components to prevent any movement or damage during transportation. Each completed unit is then completely enclosed with a durable, waterproof covering to shield it from adverse weather conditions and road debris, ensuring it arrives in perfect condition. Below shows the package of land transportation of the modules.

2. Strategic Transportation

We offer flexible transportation solutions according to your project's location and dimensions of the modules:

Inland Transport: For domestic or overland deliveries, we utilize normal trucks and heavy-loaded and extra-long trucks, specifically designed to handle the dimensions and weight of modular units. We have our own truck teams as well as our experienced logistics partners ensure safe and efficient road transport.

Sea Shipment: For international projects, sea freight is the primary method. We generally recommend that one module unit does not exceed 12 meters in length, 2.3 meters in width, and 2.7 meters in height (L x W x H). These dimensions are optimized to allow one module to fit perfectly into a 40-foot high-cube (40' HC) shipping container, providing a cost-effective and secure shipping method.
Bulk Shipment for Oversized Modules: If the size of a single modular unit exceeds these container dimensions, we have established procedures for bulk shipment. This involves specialized vessels and handling, ensuring even the largest custom modules can be transported safely across oceans.
3. Worry-Free Customs Declaration

No matter where our cargos go to, you can rest assured about the international customs. We cooperate closely with reputable international delivery agents to manage all necessary documents and procedures. Our aim is to help clients declare goods and finish the customs clearance in a worry-free way all the time.

4. Safe & Sound Arrival at Site

Through meticulous planning, secure packaging, optimized transportation methods, and expert customs handling, we ensure that your modular units arrive at your project site safe and sound, ready for rapid installation and assembly. Then we turn to last part - installation, where the modular building finally presents itself in reality.

Installation: Bringing Your Building to Life On-Site

The final, exhilarating stage of your modular journey is the installation of your precisely manufactured and transported units. This is where individual modules transform into a complete, functional building right on your site.
